Soft-Wash Roof Cleaning in Calgary
Moss and black streaking come off with chemistry, not pressure. We soft wash the roof with a sodium hypochlorite solution that kills the growth at the root, then rinse the whole roof down ourselves before we pack up - we don't leave it for the next rainfall to finish. A pressure washer would strip it faster and take your shingle granules with it.

What it costs.
This one is quoted on site. We'd rather look at the surface and give you a number that holds than publish a "from" price that changes when we arrive.

Prices are for jobs inside Calgary. Outside the city there's a $24.99 fuel surcharge.

What's included.
Half a day for most Calgary homes, and the roof is rinsed off before we pack up. Thick old moss can keep shedding for a week or two afterwards as what is left of it dries and lets go.

- Low-pressure soft wash - the pump runs at garden-hose pressure, nothing more
- Sodium hypochlorite solution with a surfactant, mixed for shingles rather than for concrete
- Moss, lichen and the black algae streaking killed at the root, so it does not simply grow back from what is left behind
- Plants and shrubs soaked before, shielded during, and rinsed after
- The whole roof rinsed down before we leave, so you see the finished job rather than waiting on the weather
- Gutters flushed out afterwards, because everything we take off the roof ends up in them
Not included
- Pressure washing a roof - we will not do it, on any roof, at any price
- Shingle replacement or flashing repair, though we will tell you what we saw up there
- Cedar shakes and slate, which need a different approach - ask and we will say honestly whether it is us you want
Questions we actually get.
Why won't you pressure wash my roof?
Because it works, and that is the problem. High pressure blasts the growth off along with the mineral granules that protect the shingle from UV. The roof looks brilliant for a season and then ages years in a couple of winters. Every shingle manufacturer says the same thing, and pressure washing will generally void the warranty.
What are the black streaks?
Algae - Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles and it spreads downward, which is why the streaks always run with the slope. It is not dirt and scrubbing will not shift it, but sodium hypochlorite kills it outright.
Does it hurt my plants?
Not if it is done properly, which mostly means the boring part: soaking everything underneath before we start, keeping it wet while we work, and rinsing it down afterwards. Dry foliage is what gets damaged.
How long does it last?
Usually four to six years in Calgary before it is worth doing again. Our dry summers slow regrowth, but north-facing slopes and anything shaded by spruce hold moisture and come back sooner.
When is the best time to do it?
Spring through early fall, when the roof is dry and there is no frost coming. It also pairs naturally with a gutter clean - everything we kill on the roof washes into the eaves, so doing both on one visit saves you the second call and takes 15% off the cheaper one.
